and much more. The Sandy Bay Beach House is a 2-bedroom/2 bath,
1650 square foot home on about a half acre. The main house is raised
about 10 feet off the ground and has a 300+ sq ft. self sufficient
apartment downstairs, great for keeping more guests, as a rental
or housing the home’s caretaker. There is also a 300 sq. ft.
bodega or maintenance room below. The large ocean view deck and
360 degree cat walk around the house comprise of over 1000 square
feet of deck!
The home was built in 97’ by the highest American standards
by well known builder, Dave Adams, who also built the luxurious
Laguna Beach Resort. This uniquely beautiful home has been built
from cured Honduran pine and boasts rows of mahogany doors and lot’s
of windows, hardwood floors throughout and a kitchen with loads
of custom mahogany cabinets. The home has been constructed with
quality and strength in mind. All electrical wiring has been installed
to U.S. standards and the roof has hurricane bracing.
The home comes completely furnished and has just been entirely updated.
Just about everything in the entire house is brand new from the
major & minor appliances down to the tableware, upholstery and
bedding. We’ve updated numerous areas of the home and lot
and continued with the consistent maintenance schedule of the previous
owners. We haven’t rented the home out for long but the rental
history is shaping up to be very strong. If you want the home to
pay for itself, we predict a 60-80% occupancy rate can be easily
obtained.

LOT
The home is on the front of a half acre lot that’s shaped
like a pie with 88 feet of beach front making up the large end and
beautiful mangroves making up the 35 feet at the point of the lagoon
access. The lot is loaded with strain resistant palm, banana and
almond trees. The front yard has healthy green grass that’s
nice on the bare feet. The back yard is the landscaped beach that
meets the calm waters with pristine reefs within 100 feet. Greeting
you home each day are possibly the most photographed Hibiscus flower
vines on the island. We have planted loads more local bushes, cactus
and flowering plants on the grounds.

GREAT
LOCATION
The houses is located on the beach just a mile outside of town,
but close enough for an enjoyable walk or ride to the town’s
center. The home commands breathtaking views across the bay to the
mountains of mainland Honduras, Utila Town and pristine reefs just
a coconut throw from the beach. The public beach road that provides
vehicle access to town runs through the middle of the lot. We say
this because many homes on the island are accessible by boat only.
Something we were first intrigued with, but quickly changed our
mind due to the inconvenience, safety concerns, rental ability,
transportation logistics and lack of access to the enjoyable people
of Utila. We also didn’t want a home in town due to privacy
on our terms, a great beach and lagoon, peace and quiet.
The bay in front of the home is situated such that it receives some
of the island’s best trade wind breezes, keeping you cool
and the bugs away. In addition, the south side has the advantage
of being the calmer side compared to the big waves and high winds
of the north and east sides of the island that can pelt your house
with damaging salty winds and spray. This requires much more frequent
and expensive home maintenance and repair, inside and out.
The house backs up to the Oyster Bay Lagoon where boats can be moored
safely year round and has about a 4’ minimum depth. This is
also the only lagoon on the island that can moor sailboats and is
currently being dug deeper to harbor the new ferry, the Princess
in inclement weather. Another source of potential income could be
renting slips to the boats currently in East Harbor. For you sun
worshippers, the sun rises across East Harbor and sets over the
lagoon, all viewable from the wrap-around deck.
GREAT
PEOPLE
One of the best reasons to by this house (for us) was that it’s
cared for by Angelito, our hardworking, trustworthy and English
speaking caretaker of the home for over 6 years. This and the fact
that we have great neighbors on all sides that can help keep an
eye on our investment and give a helping hand when needed gave us
great peace of mind. We might have a biased opinion, but we think
we’re pretty swell as well!
The people of Utila are simple and the social life revolves around
friends, gossip, and the happy hour at the assorted bars around
town. They’re also famous for their easy going nature and
friendly disposition. They love their public gatherings, carnivals,
beauty pageants, dominoes matches and drink. A popular island pastime
is having friends stop over at the house for a visit and drinks.
You can literally take all day just to ride through Utila town if
you stop to talk to every smiling face you know.
GREAT
DEAL
Think what it would have cost you to buy a home in the Caymans 10
years ago. A home on the beach with views and privacy, year round
mooring for your boats and proximity to town would cost you over
a million elsewhere in the Caribbean. You can own this home legally,
safely and inexpensively. We have purchased title insurance from
First American Title to add security of a clear title to your purchase.
We also carry home owner’s insurance.
